A Permaculturist’s Dream: Own a Share in Zaytuna Farm Eco Hamlet
This is a rare opportunity to own a mature, highly productive permaculture allotment within the internationally renowned Zaytuna Farm Eco Hamlet: a fully approved, eight-share community set across 66 acres of flood-free, fire- and drought-resilient land. Share D5 is far more than a homesite. It’s a thriving food-producing landscape two decades in the making.
Around half of this gently sloping, swaled 1-hectare share is dedicated to established gardens, orchards and food forests. The oldest section, now 20 years mature, thrives on the main swale and produces an extraordinary diversity of subtropical and tropical crops. Over the past three years the current owners have added more than 30 further edible species, including jackfruit, custard apple, dragon fruit, loquats, Brazilian cherry, passionfruit, cherry guava and lemons. Mature pecans, macadamias, mangoes, citrus, starfruit, white mulberry and jaboticaba flourish in rich alluvial soils, alongside over 37 species of rare clumping bamboo.
The levelled and serviced 30m x 20m house site is ready to build on, with the hard work already done. A substantial 40m sandstone-block retaining wall, a stunning natural swimming dam with pump and pump shed, and a massive 110,000L semi-underground concrete water tank are all in place. The tank’s roof forms an entertaining deck beneath a robust Metroll steel canopy designed to support a large solar array. A large shipping container offers storage, battery space or a future workshop, and the vendors are happy to share plans for an elevated home designed to take in the beautiful Nightcap Range views. A second 12m x 12m building site sits above a lily-covered, spring-fed dam, offering further flexibility. Newly refurbished V-drains and internal roads are built to a high standard.
Zaytuna Farm is recognised worldwide as a leading demonstration site for evidence-based permaculture education, research and design. The 66-acre property includes 27 dams, forested valleys, ten acres of established food forest and swaled common land shared among the eight owners. Each share includes at least one private dam, with the remaining land and infrastructure held as community assets. DA approval for ecotourism allows owners to generate income through hosting, workshops, accommodation and educational programs, alongside revenue from the Education Centre, retreats, camping and food production.
Live quietly among like-minded neighbours and enjoy the abundant landscape, or contribute actively to Zaytuna’s national and international permaculture outreach. Walking tracks wind through the common land to a pebble beach on Terania Creek, which borders the property for 800 metres. The Channon Village and its famous country markets are within walking distance, with Nightcap National Park 12km, Nimbin 18km, Lismore 20km and Byron Bay 47km away.
Share D5 is the rare chance to step into an established permaculture system and become part of one of Australia’s most significant regenerative farming communities.
